I’m a real estate investor and broker. My background comes from different ventures associated with IT, sales, and real estate. Years of my experience in real estate consist of retail and wholesale transactions, buy and hold, flips, reassignment of contracts, joint ventures, land acquisition, buying single families and dozens of pieces of land on foreclosure and tax deed auctions, obtaining info from court records, lien searches, dealing with municipalities and businesses, skip tracing, overall researching and analyzing deals, and much more. Currently I'm focusing on commercial and residential land development.  I see this business as an instrument of achieving financial freedom and becoming more passive investor. To my customers I'm offering a partnership where they participate financially in exchange for portion of profit to buy and develop land, having end goals (depending on the deal): ground lease, build to suit and NNN, or simple sale of the land after getting all entitlements for more money. My customers are passive investors who are willing to invest in real estate projects in state of Florida. They are not beginners and have done one or a few purchases of  income generating commercial properties such as plaza and strip malls, so they have an idea how it works here. What they have in common - they want to participate financially and passively, working on such projects as low as a few hours a month. They care about their ROI and everything to go as close as possible to the existing plan and deadlines. Answering why they will actually pay my company money, it is according per our LLP or JV agreement. Competitors and builders and other developers. Comparing to others we work as partners, not as independent contractors.
